                             BERKELEY HEIGHTS 2010 SALES AND SUMMARY

          

There was a total of 116 closed sales in Berkeley Heights from January 1, 2010 to December 31, 2010. (98 single family homes - 18 condo/townhouses). The average sales price for a single family homes was $639,206, a 9.65% increase from 2009 which was $583,000. 1st Quarter sales were fair and increased in each of the 2nd and 3rd Quarters. 4th Quarter sales fell off, however, there are currently 13 pending sales which could end up pushing the 1st Quarter 2011 higher than the 2010 1st quarter. While the price of single family houses increased, condo/townhouses decreased from an average price of $389,400 in 2009 to $357,691 in 2010. Current inventory (including townhouses), is low with only 47 properties listed for sale but should start to increase as we get into February and March. 2011 will still be a challenging year, however, based on existing pending contracts, low mortgage rates and desirability, we should see a continuation of stability in the Berkeley Heights real estate market
