LONGHILL TWP. 2011 SALES & SUMMARY

    

     There was a total of 76 closed sales in Long Hill Twp. From January 1, 2011 to December 31, 2011. (64 single family homes - 12 condo/townhouses) The average sales price for a single family house was $479,136 an 9.85% decreased from that of 2010 at $526,408. 1st Quarter sales were fair (13) and increased to (25) in the 2nd and (23) in the 3rd Quarter. 4th Quarter sales finished the year with a respectable (15). There are currently 4 closed sales and 12 pending sales which will give us a better 1st Quarter 2012 as compared to the 1st Quarter 2011. The average sale price for condo/townhouses had a smaller decrease, from $387,916 in 2010 to $381,541 in 2011. Current inventory (including townhouses)- 48 properties listed for sale but should start increasing as we get into March.

Looking forward… our 2012 real estate market will continue to be challenging. However, end of year stats look promising for a continued housing recovery. Mortgage rates remain low, home sales are strengthening, and pending home sales, a measure to gauge future sales are strong.
